What's required to make reservations?

You must be 21 years of age to book our cabin. NO HOUSE PARTIES. Rates are subject to change at any time. once you receive a quote, that quote is good for 5 days. Reservations require at least a two night minimum (or more during holidays). A deposit of half (50%) of your stay is due at time of booking (unless other arrangements have been approved by owner). The remaining balance is automatically deducted from your credit card on file 30 days prior to arrival. A $300.00 Security Deposit will be placed on the credit card on file two (2) days before check-in and released within seven (7) days after check-out once the property has been expected. We take Visa, Master Card, Discover, American Express, or Paypal. No portion of deposit is held in escrow. Guest hereby authorizes Owners to charge any expenses related to repairs, extra cleaning, or theft/ vandalism of any property from the unit to the guest’s credit card on file. Property will be replaced at current retail value plus $35 service fee. An inspection of the unit is taken before check in and after check out. Upon arrival, please inspect the cabin and report any problems within the first hour.
What is included with the cabin rental?
Furnishings

Our cabin has 1 bedroom with a king size Log bed, Jacuzzi, flat screen TV, and two electric fireplaces. The cabin also has a living/kitchen area. The living room includes a couch, chair, large flat screen TV, and one of the two fire places, and various other furnishings. Upstairs has a regulation size pool table, Multicade 60 in 1 arcade game, a day bed with trundle, flat screen TV, rocking chair and a small sitting table with chairs.

The kitchen area includes a microwave, sink, fridge/freezer with ice and water from the door, dishwasher, dual coffee maker (keurig and traditional), waffle maker and electric range. The cabinets have pots, pans, utensils, bowls, plates, and cups and furnished with appropriate supplies for 4 persons.

Bearly Behavin' does supply dish soap and starter paper product (toiletries and paper towels).

We provide: 1 roll paper towels, 2 rolls of tissue per bathroom, 2 small soap per bathroom, 2 trash bags per trash can for your convenience and laundry detergent.

The cabin does have wireless internet access. The access code is available upon check-in.

The cabin rental includes use of the outdoor facilities including the indoor and outdoor pools, A FREE 9 hole Putt-Putt- course, Picnic area and tables, etc.
What is NOT included with the cabin rental?

Food and any cleaning products.

Once you have depleted the paper product items, you are responsible for purchasing extra.

Daily linen service.

Coffee and Filters (most of the time, you'll find these left behind by other guests but no guaranteed)

Shampoo and Conditioners.

No, pets are NOT permitted.

YES. The cabin rental includes sheets, pillows, blankets, towels, and wash cloths.

We supply pots, pans, utensils, plates, and cups. Also a coffee maker and a waffle maker. We do not stock any food supplies, including coffee grounds or tea. Dish towels and dish cloths are also included.
Are Campfires and Cookouts allowed?

Cookouts YES. Due to the close proximity of the forest and other cabins, campfires ARE NOT allowed. There is a gas grill located on the back deck for grilling.
When is Check-in and Check-out?

All reservations must be paid in full 30 days prior to arrival. If your credit card is declined and we cannot contact you, your reservation may be cancelled and all money forfeited. Check in begins at 4:00PM. Please refrain from trying to check in before that time. We make every effort to have our cabin ready at 4:00PM. Do understand delays may happen; no refunds will be given for these delays.

Check out is 10 AM. You will be billed at $35 for the first five minutes and then $35 per half hour afterwards if not vacated by 10AM. Any guest not checked out by 12pm will be charged for an extra day. Occasionally, if requested the day before your departure, you can make arrangements for a later check out for a modest additional cost. Upon check out, guests understand and agree to perform the following before vacating: Place all dirty dishes in dishwasher and start the machine or wash by hand. A minimum of $50 will be charged for excessive cleaning. Turn thermostats to: Summer 75. Winter 65. Place all trash in receptacle, secure hot tub lid, LOCK ALL DOORS AND WINDOWS. We will not be responsible for any and all items left in the cabin. A checkout reminder email will be sent the day before checkout to remind you of these requested procedures.
What is the reservation/cancellation policy?

CANCELLATIONS/CHANGES A refund will be given (minus 5% transaction fees) if cancellation is 60 days prior to arrival. 50% refund (less 5% transaction fee) for cancellations between 30 and 60 days before check-in. There will be no refund for cancellations less than 30 days prior to arrival. If you made your reservation within 30 days of arrival, NO REFUND will be given and money is forfeited if cancelled. Guests are encouraged to purchase travel insurance if they think there's a possibility of their trip being cancelled.

ONLY OUTSIDE ON THE FRONT PORCH. There will be absolutely no smoking inside the cabin. Guests will be immediately evicted with NO REFUND if found smoking inside the cabin. Any deposit collected will also be forfeited.
How far is it to the Parkway downtown?
Downtown Pigeon Forge is approximately 3 miles. It normally takes approx. 7 minutes driving. Gatlinburg is approx. 10 miles from Pigeon Forge.
How far is it to Cades Cove?
Cades Cove is approx. 17 miles from Pigeon Forge. It takes approx 40 minutes due to the mountainous driving conditions.
